Expert Tips for Preventing Moisture in Your Basement

Basements are prone to getting more moisture and water than other rooms in your household. A little moisture in your basement is normal, but if you are experiencing a lot of moisture, you should be aware and take action. First, you should check your foundation walls for moisture and keep your eye out for a white powdery build-up near the foundation. Typically, moisture is caused by warm air coming into contact with a cool basement through an area called the “rim joist.” The rim joist is located above your foundation wall and supports the floor joists and sill plate; therefore, when there is a breach in the rim joist, it can cause air leaking and extra moisture. Homeowners should try to seal off these gaps by using a mortar or low-shrink sealant.

There are several other ways to reduce the amount of moisture in your basement, and we suggest attempting some to try and help:

1. Insulating your basement. Insulate your basement walls to lower the amount of condensation in your basement. Try adding foam tubing onto your basement’s water pipes to help prevent dripping.

2. Run a dehumidifier. You can also take some of the moisture out of your basement’s air with a dehumidifier.

3. Install a perimeter drain. A perimeter drain can be extremely useful for veering rising groundwater away from your home’s foundation. Be sure to fill in the space around it with gravel to protect it and make sure to purchase a pipe that contains an “integrated filter sock.” This helps discourage silt and clay soil build up.

4. Purchase water-resistant flooring. Believe it or not, water-resistant flooring exists, and it can be extremely durable. Try adding luxury vinyl planking to your basement and instantly see an improvement in appearance. The best part is that it is a glue-less installation and can be applied over any hard surface.
